Preparing a Listing for Photography

(Click here for our Complete Seller's Checklist)

Outside

Make sure the driveway, the grounds and the curb front of the house are free of cars, trash cans and any other clutter that you wouldn’t want in a photo. The same is true of the backyard area. Anything that can be picked up and moved should be.

*Our staff will not move cars or personal items due to liability.

**Our photographer will shoot the home in whatever condition it is in.  Delays imposed on the photographer to wait for cleaning rooms, moving cars or objects can result in a fee of $25.00 (unless delays are under 5 minutes), or $50.00 if delays result in a re-schedule.

Inside

* Turn down all blinds so that blades are pointing downwards (where applicable).
* Turn on all lights, including showcase lights, under mount lights and lamps.
* Remove all floor mats (except entry ways and where covering unsightly flooring).
* All dishes and towels should be out of the kitchen sink, off counters and stove     tops.  Also remove all refrigerator magnets, kid's pin-ups and notes.
* Have all cleaning and vacuuming done before the arrival of the photographer.
* Make sure all beds are made.
* Put down toilet seats, remove trash cans, towels and all personal hygiene affects.

Tips

As a rule of the thumb, the home should be as depersonalized as possible. This means family photos, toys, clothes and anything questionable (adult items, magazines, etc.) should be hidden in a closet.

Anything that is of high value (a Ming vase or rare collectible items) should be hidden if possible.

Additional tips

* Replace any missing or burnt out light bulbs - the more light, the better!
* Clean the home or hire a cleaning service.
* Have the carpets cleaned.
* Have the windows cleaned.
* Have all repairs, remodeling or painting completed before photo shoot.
* Have biting dogs? Secure them and properly indicate where they are.
*If there is a room dedicated to such collectibles, we may photograph the room (unless specifically instructed otherwise).
